Nothing. Membership and deal alerts are free. We earn a transparent sourcing fee only when you choose to proceed with a deal — disclosed in full before any commitment.

Every opportunity passes a multi-point due-diligence process: comparable sales evidence, rental appraisal, refurbishment costings, title and planning checks, and stress-tested exit scenarios. If the numbers don't survive scrutiny, you never see the deal.

Never. You review each pack on its merits and proceed only when an opportunity genuinely fits your strategy. We'd rather you pass on ten deals than take one wrong one.
