Incentives negotiated for you Where a developer offers incentives, our partner agency negotiates them on your behalf. Sometimes that is worth up to a further 5% toward your deposit; sometimes it is legal fees, stamp duty or upgrades instead. It depends on the development, and we tell you honestly what is on the table.
Everything declared, always Every incentive goes on the standard disclosure form to your lender and solicitor. That bit of paperwork is what keeps your mortgage safe.
One conversation, a whole team Buying a first home takes an agent, a developer, a mortgage broker and a solicitor. Behind your one point of contact sits all of them: an FCA-regulated broker confirms what you can borrow before you fall in love with anything, and a conveyancing solicitor who answers the phone handles the legal side.
Our earnings, in writing On these introductions our commission comes from the sales side, the partner agency and the developer, not from you. You see the figure, in writing, before you commit to anything.
03 · Eligibility
Nurses, lab scientists, engineers, finance analysts, anyone building a career here: if you have been living in the UK for a year, you may be closer than you think. The low-deposit routes we work with typically ask that you:
Are at least 18 years old;
Are buying your first home, to live in;
Have lived in the UK for at least 12 months.
Final eligibility and how much you can borrow are always the lender's decision, confirmed by an FCA-regulated broker. We pre-check the basics in the first conversation so nobody wastes your time.
