    Incentives negotiated for you Where a developer offers incentives, our partner agency negotiates them on your behalf. Sometimes that is worth up to a further 5% toward your deposit; sometimes it is legal fees, stamp duty or upgrades instead. It depends on the development, and we tell you honestly what is on the table.

    Everything declared, always Every incentive goes on the standard disclosure form to your lender and solicitor. That bit of paperwork is what keeps your mortgage safe.

    One conversation, a whole team Buying a first home takes an agent, a developer, a mortgage broker and a solicitor. Behind your one point of contact sits all of them: an FCA-regulated broker confirms what you can borrow before you fall in love with anything, and a conveyancing solicitor who answers the phone handles the legal side.

03 · Eligibility

Three things,
honestly stated.

Nurses, lab scientists, engineers, finance analysts, anyone building a career here: if you have been living in the UK for a year, you may be closer than you think. The low-deposit routes we work with typically ask that you:

Final eligibility and how much you can borrow are always the lender's decision, confirmed by an FCA-regulated broker. We pre-check the basics in the first conversation so nobody wastes your time.

Questions you should be asking

Is a 5% deposit really possible?+
Yes. Several UK lenders offer 95% mortgages, and many new-build developments support low-deposit schemes. The mortgage itself always comes from an FCA-regulated lender through an FCA-regulated broker, subject to their affordability and eligibility checks. Our job is to bring you the home that qualifies, through our partner agency's direct developer relationships, and to manage everything around it.
Who will I actually be dealing with?+
One person. Buying a first home is genuinely multidisciplinary, agent, developer, mortgage broker, solicitor, so behind your single point of contact sits that whole team: a partner agency with direct relationships with major UK developers, an FCA-regulated mortgage broker and a conveyancing solicitor. We coordinate them; you keep one number.
Who pays the deposit top-up?+
On some developments our partner agency can negotiate a developer incentive on your behalf, sometimes worth up to a further 5% toward your deposit, or perks such as legal fees, stamp duty contributions or upgrades instead. Incentives depend entirely on the development and are never guaranteed. Every incentive is declared to your lender and solicitor on the standard disclosure form. That is what keeps your mortgage safe.
Do you hold my deposit at any point?+
Never. Your money moves between you, your solicitor and the developer's solicitor, the same as any properly run purchase. We never touch client funds.
What does Quantum Brick charge?+
Nothing, directly. On first-time buyer introductions our commission comes from the sales side, the partner agency and the developer, not from you. You see exactly what we earn, in writing, before you commit to anything.
Are you a mortgage broker?+
No, and we don't pretend to be. Quantum Brick makes the introductions, coordinates the process and stays your single point of contact. Mortgage advice comes from the FCA-regulated brokers we introduce you to, and legal advice from your own solicitor. You are free to use your own broker and solicitor instead.
